These Terms and Conditions ("T&Cs") constitute a legally binding contract between the property owner (referred to as "Owner") and the Lead Guest, who is responsible for making the booking (referred to as "Renter"). By proceeding with the booking, the Renter and all guests agree to abide by these T&Cs.
1. Booking Process:
· The Renter must be a responsible adult and one of the staying guests at the Property.
· The Renter must provide accurate information, including name, permanent address, date of birth, and a list of all guests and any pets.
· Proof of identity (government-issued photo ID) and proof of address (dated within 3 months of arrival) is required.
· Receipt of the initial payment implies acceptance of these T&Cs.
· Full payment details and Property information will be provided upon receipt of the agreed full payment.
2. Rental Payment:
· A minimum 50% deposit is required to secure the booking at the Property.
· The final balance (including the security deposit) is due 30 days before arrival.
· Failure to meet the payment schedule may result in booking forfeiture unless dates can be re-let.
· Third-party agencies may have their payment schedules and additional fees.
3. Cancellation by Renter
· For direct bookings at the Property, in the event of cancellation within 30 days of arrival, the amount paid will be non-refundable.
· For bookings via third-party agents, any cancellation is according to the published cancellation policy relating to the Property on their website.
· Travel insurance for UK holiday rentals is strongly recommended.
4. Security Deposit:
· A security deposit, usually £200 at the Property, may be required.
· The deposit is fully refundable if all T&Cs for the Property are adhered to.
· Deductions may be made for damages, cleaning fees, excessive utility usage, or other charges.
· Liability to the Owner is not limited to the deposit amount.
5. Owner's Obligations :
· The Owner of the Property will provide necessary information, clean the Property, provide bed linens, utilities, and maintain safety equipment.
· The Owner will act promptly to address property defects or equipment breakdowns at the Property.
6. Owner's Limitations:
· The Owner is not liable for temporary stoppage of public services, adverse weather conditions, or Property destruction at the Property.
· The Owner's financial liability for cancellation is limited to the amount paid for the booking at the Property.
7. Cancellation by Owner:
The Owner reserves the right to cancel a booking at any time with no refund to the renter due to the following reasons:
· Over Occupancy: If the Property is occupied by more guests than the booking allows.
· Lack of Payment: If the full balance has not been paid by the due date, typically 29 days prior to the arrival date.
· Breach of House Rules: If guests do not adhere to the house rules set out in Section 9.
In the event of errors or omissions in rates or availability at the Property.
· The Owner will make every effort to rectify errors or omissions promptly and communicate with the Renter to provide suitable alternatives, if available.
· If a satisfactory resolution cannot be reached, the Owner reserves the right to cancel the booking and provide a full refund
It is the Renter's responsibility to ensure that the booking details, payment schedules, and adherence to house rules are met to avoid cancellation.
8. Renter's Obligations
· Check-in and check-out times must be observed at the Property.
· Only pre-booked guests are permitted, with express permission for additional guests at the Property.
· Care of the Property includes utilities, noise, and reporting damages.
· No smoking or vaping is allowed inside the house.
· Discharging weapons is prohibited without written permission.
· Pets are only allowed with prior agreement and are subject to specific rules at the Property.
9. House Rules
To ensure that all guests enjoy their stay, please adhere to the following house rules:
· No Smoking: Smoking is strictly prohibited inside the house at the Property.
· No Vaping: Vaping is not allowed inside the house at the Property.
· Use Ashtrays: If you need to smoke, please use provided ashtrays and do not use the fire pit as an ashtray.
· No Illegal Substances: The use of illegal substances is not permitted at the Property.
· No Unregistered Guests: Only registered guests are allowed to stay at the Property.
· No Parties: Parties are not allowed at the Property.
· Towels and Makeup: Please remove makeup before using towels and beds to avoid staining.
· No Messy Play: Activities involving messy materials like slime, playdough, paints, glue, etc., are not allowed at the Property.
· Beach Towels: Please bring your own - Do not take house towels to the beach.
· Noise Levels: The Property is located in a residential area. Please keep noise to a minimum, especially after 21:00, to be considerate of neighbors.
· Outdoor Cushions: When not in use, please put outdoor cushions away in the provided waterproof zip bags in the cushion box to protect them from seagull droppings.
· Fire Safety: Don't leave fires unattended, and be sure to put out fires after use.
· BBQ Grill: Clean and scrub the BBQ grill after use, and oil it to maintain it in good condition.
· Breakages: Report any breakages to ensure they can be addressed promptly.
· First Aid Kit/Extinguisher/Fire Blanket: Report if the first aid kit, fire extinguisher, or fire blanket is used for safety purposes.
· Sandy/Muddy Feet: If you have sandy or muddy feet, please use the side gate, rinse off with a hose, and remove your shoes.
· Cleaning Before Departure: Clean and clear up the house and garden before you leave the Property.
· Washing Up: Wash up before you leave, and if there are unwashed dishes, put them in the dishwasher and switch it on.
· No Sandy/Muddy Dogs Inside: Do not allow sandy or muddy dogs inside the Property.
· Dog Rules: If you bring dogs, ensure they are house-trained, up to date with flea treatment, and clean up after them.
· No dogs upstairs at the Property.
10. Electric Car Charging - Property
· Electric car charging at the Property is not available. Please use the nearest facility, located at Hadres Street, Ramsgate, for charging electric vehicles.
